Proposed Development Near Saxapahaw
Our Rural Roads. Our Wells. Our River. Here is what's at stake.
We are sharing this because it is close to home. Very close.
Two large subdivision proposals have emerged in Southern Alamance County that would bring nearly 1,000 new homes to land on Morrow Mill Road and Austin Quarter Road both in close proximity to Saxapahaw, the Haw River, and Cane Creek.
This is not a distant county planning issue. This is our backyard.
Here is what is being proposed:
Morrow Mill Subdivision - 541 lots on 440 acres at 7941 Morrow Mill Road, proposed by Sasser Properties of Gibsonville, NC
Hunter’s Ridge - 415 lots on 371 acres on Austin Quarter Road, proposed by VennTerra of Graham, NC
Together, these developments would add an estimated 9,560 daily car trips on rural roads and because both properties are outside municipal water and sewer access, they would require drilling wells drawing an estimated 382,400 gallons of water per day.
Why this matters for Saxapahaw:
Alamance County currently has no zoning for unincorporated areas, no zoning districts exist, and no restricted land usage.
That means subdivision proposals like these:
do not require public hearings
do not require nearby property owners to be notified
and do not require commissioners to vote to approve or deny
Instead, the county reviews applications against a checklist with no consideration of how a development fits with the surrounding community or landscape.
The rural character, clean water, open space, and quiet roads that make Saxapahaw what it is are not protected by default. They require our attention and our voice.
